Technical Specifications

Structure
RCC slab and beam with brick partition walls using M-20 grade concrete with FE-415 steel as per IS-456-2002 standards. Foundations work and brick work done to bear the load of future construction on the upper floor. Plaster as per specification IS code.

Flooring
Marble flooring/ Vitrified tiles (optional) in Drawing/ Dining
Marble flooring will be provided in lobby, bedrooms, kitchen, store and stairs etc. Front and back courtyard will be provided with marble/ Kota stone. Bathroom/ Toilet flooring will be provided with anti skid tiles.

Roofing
Two layers of hot bitumen & brick tile terracing with mud phaska.

Ceiling
POP running ornamental cornice 2"X2" as per architechtural design and POP pattern under ceiling.

Water Tank
1000 litres of overhead water tank will be provided for each home.

Kitchen
Modular kitchen with complete woodwork below shelf area fitted with kitchen accessories like steel drawer, cabinet etc. Granite working counter with double bowl stainless sink. Ceramic glazed tiles upto 2' above working counter.

Bathroom
Provisions for hot and cold water system (w/o geyser), glazed tiles with pleasing colors on walls upto door level, branded European WCs, wash basin and cirsterns in white shades. Chrome plated fitting of standard make. GI pipes of B-class as per requirement and PPr fittings.

Doors & Windows
Doors: Brown belly frames choukaths, Main door (teak wood paneled) with spirit polish (water proof flush door for bathrooms).
windows: Brown belly frame choukaths, champ wood wooden windows.

Painting
(i) Interior plastered surface will be finished with oil bound distemper of Asian/ICI/Berger.
(ii) All wooden surfacs (exterior and interior) will be spirit polish.
(iii) Exterior plaster surface will have weather sheild coating/textured paint.
(iv) All the iron structure will have glossy enamel finish.
